Project name:
373 Crown Street, Wollongong NSW
Location:
373 Crown Street, Wollongong NSW
Building type:
Type: High-rise mixed-use development.
Structure: Comprises two distinct concrete towers (one 20-storey tower and one 10-storey tower).
Components: Ground-floor retail shops and parking, lower-level commercial premises, and multi-unit residential flats (spanning roughly 100 to over 140 residential apartments).
Structural system:
The primary structural components designed to bear and transfer loads throughout the building include:
Slab System: The building utilizes a post-tensioned (PT) concrete slab system and reinforced concrete slab system. This method employs high-strength steel tensioning cables embedded inside concrete floors to achieve thinner slabs and wider spans.
Vertical Support: The gravity and lateral load paths rely on a network of reinforced concrete support columns combined with concrete core walls.
Peer Review and Independent Verification Services, Rothshire Corporation
Rothshire Corporation was engaged to undertake an independent peer review of the structural design for the development at 373 Crown Street, Wollongong NSW. The original structural design had been prepared and was subjected to a detailed technical review to assess compliance with applicable Australian Standards, structural adequacy, serviceability requirements, and overall design integrity.
The peer review involved an extensive examination of the structural calculations, design assumptions, analysis methods, construction documentation, and engineering detailing. During the review process, a number of design deficiencies and technical concerns were identified which required further assessment and engineering resolution. Detailed review comments and recommendations were provided to the project team to address the identified issues and improve the overall structural performance and compliance of the development.
Following the identification of the design deficiencies, a remediation and strengthening design was prepared for the affected structural elements. Rothshire Corporation was subsequently appointed to undertake an independent peer review of the proposed remediation and strengthening works.
The review included verification of the structural assessment methodology, strengthening strategy, design calculations, structural modelling, detailing, and construction considerations. Particular focus was given to ensuring that the proposed remediation measures adequately addressed the deficiencies identified in the original design whilst maintaining compliance with the relevant Australian Standards, design performance objectives, and good engineering practice.
The peer review concluded that the remediation and strengthening solutions developed by Structural Holding provided an appropriate engineering response to the identified structural issues. Recommendations were made where necessary to further enhance constructability, quality assurance, and long-term structural performance.
Through its involvement in both the original design review and the subsequent remediation review, Rothshire Corporation provided independent technical oversight and verification, assisting the project stakeholders in achieving a structurally sound, compliant, and durable engineering outcome for the development at 373 Crown Street, Wollongong NSW.
